Problem with texture memory

Hello,

We are developing the 3D model of a large residence area on an Octane
MXI. We have a serious frame rate problem when we fly thru it with
"perfly" or a simple Paradigm Vega application.
According to the perfly statistics there are about 250,000 polygons and
texture memory usage is 350% of available 4MB. In perfly , frame
rate drops down to 1 frame/sec with textures on. Without textures
it is around 12f/s.
What I need to know is "Can the size of textures affect the performance
that much?" If so, do we have to decrease texture size to less than 4MB
for acceptable performance? (We'd rather decrease polygon sizes than
textures.)

Any suggestions will be appreciated.
