By real time models he means something with a relatively low polygon
count and associated graphics state that can be loaded and drawn
efficiently. Other requirements include a database structure which can
be efficiently load managed, probably a spatially structured hierarchy
(as opposed to a functional/larered one typical of CAD packages) and
perhaps including support for concepts like level of detail or
equivalent for load management and billboarding. In asking for a
modeller to create such things he probably wants something which gives
him good control over the polygon level representation.
